Project Description

This proposed mixed – use apartment development consists of 66 units encompassing four floors over a podium level. The building foot print area is approximately 16,500 square feet. There are 15 studio units, 25 one bedroom units and 20 two bedroom units. Each unit contains an exterior balcony. The ground floor is home to 6 live/work units, and features approximately 4,000 square feet of commercial / retail and 1,200 square feet of conference/office space. There is ground level parking garage with 30 parking spots. There is also space for bicycle parking or storage.

 Each unit contains a kitchen, living room bedrooms with closets, dining area, bath rooms, space for a washer/dryer, refrigerator, dishwasher, range, coat closet. The two bedrooms contain one and half baths.

Design Philosophy

The buildings are designed to take advantage of the unique sites. Through the use color and geometric shapes, the building evolves out of what the site dictates and what various codes allow, but takes advantage of natural light through, the use of different shaped windows and sky lights. Open space is captured at many different levels including ground level, at different shaped balconies, upon various deck sizes on different levels and culminating at the roof top with a central gathering point, where the terraced area is covered by a sculptured roof structure.

 Powell & Partners, the architect of this unique design philosophy utilizes a highly efficient innovative panelized system allowing for less waste and a lower carbon footprint in the developments. Using proprietary green building methods along with pre-fabricating the units off-site allows for better design, engineering and interior finishes. This system also allows for significantly reduced construction cost and timeline, resulting in the units coming to market 50% quicker than traditional housing developments.

 EEC’s Architect and Development team is LEED certified by providing alternative energy efficient materials in its designs. LEED certified buildings save money and resources and have a positive impact on the health of occupants, while promoting renewable, clean energy.  Shiloh will continue to develop the renewable model already in use at their current facility in the South End of Bridgeport, where work with the Connecticut Green Bank includes Solar Energy resources.
